2022 Title 24 Code: Tankless Electric Water Heaters Now Permitted!

Are you considering installing an instantaneous electric water heater in your new single-family dwelling unit? If so, we have some exciting news for you! The Title 24 code, has undergone a significant change, now allowing for the installation of electric instantaneous water heaters (i.e., tankless electric water heaters) with point-of-use distribution systems in new dwelling units of up to 500 square feet of conditioned floor area.


As we have previously written, prior to this change, instantaneous electric water heaters were not deemed feasible in single-family residential units. However, Section 5.4.1 of the Single Family Residential Compliance Manual now permits such installations as noted below:

An electric instantaneous water heater with point-of-use distribution (RA4.4.5|topic=RA4.4.5 Point of Use (POU)) is allowed in new dwelling units of up to 500 ft2 conditioned floor area

Point-of-Use Distribution Systems

A point-of-use distribution system design involves the installation of a water heater adjacent to hot water use points. An indoor mechanical closet may be used, or multiple water heaters may be installed close to the use points. Figure 5-10, reproduced below, provides an example of the latter approach, where three water heaters are installed close to the use points.

To comply with the installation guidelines, all applicable mandatory requirements must be met, and the distance between the water heater and any fixture using hot water cannot exceed the values specified in Table 5-10, reproduced below.

The adopted requirements for installation guidelines are included in RA3 and RA4, and all water heaters and hot water fixtures must be shown on plans submitted for a local building department plan check.
